Two residential rezoning applications were presented briefly to the committee on Sept. 10.
Z7827 is a request to rezone a double‑frontage, roughly three‑quarters‑acre lot from RS3 to RS5 to allow cottage‑house development. Planning staff said the applicant indicated an intent to build roughly 400‑square‑foot homes and noted code standards that apply to cottage‑house development. Staff reported no public comments on the application.
Z7828 is a request from Deluxe Properties to rezone multiple lots east of the southeast corner of East 80th Street South and South Evanston Avenue from RS3 to RS5 to permit smaller lots that would accommodate duplexes. Staff said that even with an RS5 designation, duplex construction would still require board-of-adjustment review; the applicant showed a rendering consistent with recently built duplexes in the area.
Both items were presented without extended debate and were advanced in committee materials for council consideration.
