The site is zoned C‑3 (general commercial) and the future land use is general commercial. Staff reported the planning board unanimously recommended approval with two conditions: a signed building permit applied for prior to issuance of certificate of occupancy, and a notarized landscape maintenance agreement submitted before issuance of certificate of occupancy.
The applicant, Dr. Jose Garcia, president of Aspateria Institute, described the program expansion to Fort Pierce and said the school will offer diploma and associate programs with hybrid classrooms, computer labs, training labs, four staff (two full‑time, two part‑time) and operating hours Monday through Saturday, 8 a.m. to 10 p.m. No members of the public opposed the application during the public hearing.
After public and staff discussion, the commission approved the conditional use with the two staff conditions by roll call.
The approval allows the college to proceed toward occupancy once required permits and the landscape maintenance agreement are submitted and approved.
