Comal County Commissioners on July 24 approved the final plat for Simmons Valley Phase 2, accepted surety instruments and approved related variances to right-of-way and building setbacks.
County staff presented the plat and said it included an additional north entry to provide access to Unit 2; staff recommended approval. The court accepted irrevocable standby letters of credit (FTFC 25369 and FTFC 25359) as surety for road construction and stormwater drainage improvements, approved a variance allowing right-of-way reductions to 50 feet in limited areas, approved a 20-foot building setback consistent with Unit 1, and authorized the county judge to sign the accompanying agreement between the developer and Comal County.
The court approved the motion to accept the plat and variances after a motion by Commissioner Crownover and a second by Commissioner Leacock. No recorded roll-call tally was read into the record; the minutes state "Motion carries." The staff presentation noted the plat had been under review since August and that Unit 1 had been approved earlier in the year.
County staff identified typical variances for small-lot subdivisions and recommended consistency with Unit 1. The commissioners approved the requested variances as presented and authorized the judge to execute the agreement and related surety documentation.
