The Historic Design Review Commission granted conceptual approval to the Broadway master plan on Jan. 15, 2025, but directed the applicant to return to a Design Review Committee (DRC) with a clearer plan for the proposed relocation of an existing two‑story house at 1602 Broadway/1611 North Alamo.
Adam Reed, architect with Fort Pelle Carson, said the development team explored incorporating the existing residences into the master plan but cited circulation and retail‑frontage impacts that would eliminate roughly 14,000 square feet of retail frontage if the residences remained in their current footprint. Benjamin Dreiser of Fulcrum Development confirmed the team is working on a relocation site but did not provide an exact new lot location at the hearing.
Commissioners urged the applicant to prioritize keeping the house nearby. "Keeping it in situ is the most important. Keeping it within the immediate adjacent blocks or lots is second," Commissioner Monica Sabino said. Several commissioners suggested moving the structure across the street, preserving adjacency and context, or retaining the house in place where feasible.
The commission added a stipulation requiring the applicant to present to the DRC before returning for final approval and to show an overlay that demonstrates the house's existing footprint relative to the proposed massing, including options that keep the house in its immediate context or move it across the street rather than deep into a residential neighborhood.
Outcome: Conceptual approval with staff stipulations; DRC meeting required to present proposed relocation overlay and alternatives. The motion passed by roll call.
