The Reno City Planning Commission on Nov. 5 approved a major deviation to allow a reduced rear yard setback from 10 feet to 5 feet for a patio cover at 1518 River Hill Way in the Somerset Planned Unit Development.
Jeff Foster, associate planner, explained that the site is a small corner lot (approximately 0.02 acres) that backs up to a steep slope and designated open space; the Somerset Aesthetic Guidelines Committee conditionally approved the patio cover with a five‑foot setback because of the lot constraints. Foster told the commission that similar patio covers on nearby small lots had previously been permitted and that the proposed cover would not interfere with the privacy, enjoyment or use of neighboring homes.
Applicant McKenna Perry (on the record) confirmed that the development would comply with the five‑foot setback as approved by the aesthetic committee and that an existing retaining wall on the slope would not be affected by the proposal.
Commissioner Vato moved — and Commissioner Becerra seconded — to approve the major deviation subject to the conditions listed in the staff report; the motion carried unanimously.
