The Houston Planning Commission on Feb. 6 approved the bulk of its consent and reply agenda, granted multiple variances and deferred several items after public requests and neighborhood concerns.
Commissioners voted to adopt staff recommendations for the consent and reply groups covering numerous plats and replats. The commission approved ASE Homes Replat No. 1 (Item 107), Bender's Landing Estate Section 7 (Item 109), Haldi Street Living (Item 110), Navajo Place Section 1 (Item 111) and many other routine plats after staff presentations indicated notification and legal review had been completed.
Several variance requests were granted during the meeting. For example, Bridgeland/Pearland general plan variances (items 68 and 69 and related GP item 114) were approved to align proposed streets with existing patterns; staff said Harris County engineering supported the requests and recommended approval. The commission also granted variances for neighborhood subdivisions in Fort Bend and Montgomery counties where staff recommended relief to accommodate drainage and access constraints.
The commission deferred items when public officials or neighbors asked for more time. Olton Park (Item 112) was continued after a request from Council Member Martha Castex Tatum's office to allow the council member and neighbors time to review the application and community impacts; a nearby property owner voiced concerns about a potential warehouse distribution use and loading/traffic impacts. Similarly, the commission deferred the staff-recommended parking/variance application for 3400 White Oak Drive after several nearby residents testified that White Oak and adjacent side streets are at or near parking capacity and that a restaurant there could shift parking into residential blocks.
The commission denied at least one variance for a residential patio extension (1134 Balen Avenue) after staff raised safety and neighborhood-character concerns and commissioners discussed deed restriction applicability.
Several administrative items (extensions of approval, name changes and certifications) were approved as a group.
What happened next: deferred items will return to a future agenda after staff and applicants address the issues raised at the hearing, and applicants who received approvals will follow permitting steps described by staff.
