District shares appraisals for several properties; McNeil, Wright and operations building options discussed

The School District of Beloit’s administration presented commercial appraisals on Dec. 3 for five district properties and outlined near‑term options for each.
Mr. Chaney (Finance/Operations) told the board the district had obtained appraisals for McNeil, Wright School, the Madison Road maintenance facility, the operations center and the Colac Education Center (the administration building). He said the district is not publicly releasing appraisal documents now in order to preserve negotiating leverage, but that the appraisals inform strategic choices: McNeil (roughly 28 acres) drew interest from multiple parties and could be subdivided and sold with the district retaining acreage for future use; Wright is centrally located and the administration recommended keeping it for now as a potential centralized operations or program site; Madison Road and the operations center could be candidates for leasing or sale, but any relocation of maintenance operations would require a plan to preserve operational continuity for services like snow removal.
Chaney said Caldwell Banker recommended Madison Road could turn quickest because of the garage bays and functional layout. He added that selling the Colac education center now would likely produce a substantial loss given its construction cost and recent comparable sales, and recommended against sale at present.
Board members asked for additional steps: targeted outreach to City and County partners about public‑use or mixed‑use possibilities, accounting of inventory and surplus inside buildings, and cost‑benefit estimates for subdividing lots versus full sale. Chaney said administration would solicit proposals from commercial brokers and report back with recommended listing strategies, potential lease terms for the operations center and next steps for McNeil and Wright.
No sales or leases were approved at the Dec. 3 meeting; administration will return with proposed broker agreements and a recommendation.
