STAC concluded the proposed replacement landscape plan—showing six native coast live-oak replacements—was adequate to offset on-site biomass loss and recommended approval, conditioned on implementing the landscape plan.
Maddie Shelton, representing the project team on Zoom, said the applicant accepted the condition and was available to answer detail questions about the landscape plan. Chair McGill moved to approve the removals with the finding that the development constitutes a reasonable and practical development of the property and conditioned the approval on replanting per the submitted landscape plan; the motion was seconded and the commission approved the request.
Next steps: Staff will issue the required permits and monitor compliance with the replacement condition; the permit will include specific planting requirements and a timeline for installation.
