At the Jan. 7 meeting the Colleyville City Council heard a first reading and presentation on a proposed amendment to the Precinct Line Road Planned Unit Development that would replace two retail/drive-through pads with three office or medical office buildings at 8060 Precinct Line Road.
Director of Community Development Ben Bridal said the request would change the PUD site exhibit to allow office and medical office uses where fast-food/retail had been shown. The applicant sought a reduction in the city’s masonry requirement; staff and the Planning and Zoning Commission recommended retaining the standard 90 percent masonry. The applicant, Paul Moss, said a compromise of about 70 percent masonry would achieve the desired aesthetics while allowing cost efficiencies. Moss showed examples of completed buildings in Colleyville and said the developer aims to tie into similar design cues along the corridor.
Council members and staff discussed architecture details including stone/brick bases, storefront windows and landscape transitions between sidewalk and building. Deputy Mayor Pro Tem Scottie Richardson and others emphasized the need to maintain quality along Precinct Line Road. The Planning and Zoning Commission had recommended approval with the masonry reduction removed (i.e., require 90%), voting 6–0 on Dec. 9.
The item was presented as a first reading; no final action was taken. Staff will include detailed landscape and elevation information for a later council review and second reading.
