New residents Michael and his spouse asked the commission for a variance to increase lot coverage on their corner lot (currently ~39.83 percent) to install an 18×14‑ft stamped‑concrete patio plus a 3×20‑ft service walk. The proposal would add roughly 342 sq ft of hardscape and raise total lot coverage to about 43.85 percent. The applicant said the house is a nonconforming corner lot (width ~64.5 ft) and the proposed improvement is intended to make the backyard usable.
Staff noted the lot’s nonconforming width and described related zoning history; because the property already exceeded the 35 percent R‑3 maximum and lies in an older downtown area with many pre‑existing nonconforming lots, the applicant is seeking a variance. Staff said the consulting engineer had recommended mitigation and suggested options such as permeable pavers or a dry well. The applicant said he preferred stamped concrete for cost reasons and that he is willing to install a dry well if the commission requires it.
Commissioners asked clarifying questions about the configuration and the applicant confirmed the short service walk was sized to keep the requested variance smaller. The commission moved, with a condition that a dry well be installed, and voted 5–0 to recommend approval to the Village Board.
