Dozens of residents from the gated Woodlake/Highlands condominium communities spoke in opposition. Commenters cited recurring problems they associate with nightly rentals — loss of available parking, late‑night parties, safety concerns, increased trash and long‑term effects on property values and insurability. Several speakers noted their development’s covenants prohibit commercial uses and said approving a county permit would not remove the HOA’s right to enforce those covenants, but would create a point of conflict and neighborhood harm.
Commissioners noted the strong demonstration from residents and discussed the special‑use criteria in the context of condominium community governance. After deliberation the Planning Commission unanimously recommended denial; the matter will be forwarded to the Mayor & Commission for final action.
