Resident tells Beaver County commissioners missing right-of-way records may require title search

A resident at the Nov. 15 Beaver County work session told commissioners that two lots in Center Township are affected by a right-of-way or paper road that does not appear in county tax maps or deeds, and that the missing record creates a 40-foot setback that limits building options.
The resident said she had been told by a township supervisor, "Mr. Sisk," that the feature was a right-of-way or paper road and that the county records office could not locate ownership information. County staff recommended a title searcher to research deeds and locate the easement or paper-road documentation: "Probably have to hire a title searcher in order to go through the documents in order to find this particular easement," a county staffer advised.
County staff explained that easements are typically shown on surveys rather than tax maps, and encouraged the resident to pursue a professional title search or survey to resolve ownership and setback questions. No formal county action was taken; staff described the research as a records-and-deeds search that may ultimately require a court order if ownership or an easement is disputed.
