Planning commission approves site plans for Allied Well & Septic and Alliance Industries with conditions

The City of Waupaca Planning Commission on July 2 approved two site‑plan reviews: one for Allied Well & Septic at 1037 Townsend Road and one for Alliance Industries (parcel 3434432) in the industrial park.

Staff said William Vetter’s proposed building for Allied Well & Septic is under 10,000 square feet and will provide indoor storage for equipment already on site in an I‑2 district. The commission approved the application on a motion and voice vote.

The commission also reviewed a larger site plan for Alliance Industries. Justin Behrens and staff outlined zoning and engineering comments in a packet that used color coding — items shown in green were approved and items in purple needed clarification. Civil engineer Robert Mach and owner Bob Mittelstaedt told the commission they had submitted photometrics, refuse/recycling plans and vegetation plans to address staff comments. Staff noted outstanding items (lighting plan, refuse area details, street‑facing façade material and signage) and included seven conditions in the staff report; the applicant said most purple items had been addressed and agreed to resolve the remaining items.

Commissioners asked about parking and employees; the applicant said the project is sized for about 20 employees and 23 parking stalls and that the site was designed to accommodate a possible future westward building addition. The applicant said site work could start soon and the goal is to complete construction by the end of the calendar year or early the following year.

Commissioner Henry Velacher moved, Dana Guskey seconded, and the commission approved the Alliance Industries site plan with the conditions listed in the staff report.

Both site‑plan items were processed at the planning commission level and do not require City Council action.
