Bruce Boyer of Board Properties presented the 9301 Corner LLC proposal (2025-14) to the Plan Commission on July 2. He said the plan calls for demolition of an existing corner building, construction of a new two-story office building, and creation of a two-lot subdivision, together with a plan-year development (PUD) for the site.
Boyer described parking changes and traffic improvements, saying, "While they are proposing to eliminate 9 spaces, they are adding 7 82. So there'll be a net gain of about 73 spaces." He also described reconfiguring the access behind the fire station for a straighter alignment to improve traffic flow and reduce conflict with delivery trucks.
Boyer said the project will seek a new right-in/right-out driveway cut on Highway 41 to serve Lot 1 and that the developer plans to leave space for a municipal sign at the corner, referring to the "Saint John sign" in the transcript. Town staff said they are reviewing the PUD documents and expect to have comments soon; the applicant was asked to return on the 16th.
No formal approvals were recorded at the study session; the commission's review will continue once staff comments and the PUD review are complete.
