The Brownfield Redevelopment Authority approved reimbursement of eligible expenses for the completed redevelopment at 1601 Madison SE, a project that demolished a contaminated plating facility, remediated the site and returned an industrial building to productive reuse.
Staff recommended recognition of $893,960 in eligible project costs and approval of a current payment request of $202,380. Representatives described extensive remediation and demolition work, including installation of a vapor barrier and significant soil/concrete handling. Project partners told the authority that recycled material volumes were high — staff reported recycling in excess of 90 percent of construction debris in the project where large quantities of metal and crushed concrete were separated and reused.
MCPC is the building’s current tenant; staff reported the project delivered 27 net new jobs (average wage about $22 per hour) and met a 30 percent local hiring commitment for the 49507 community. The city reported MWBE participation on the project of roughly 29 percent. Board members praised the project as an example of remediation, inclusive hiring and catalytic investment in the neighborhood.
The authority voted to approve the eligible expense recognition and the payment. Staff will process reimbursement per the board’s authorization.
