City holds public hearing on proposed Del Bello Lakes PUD expansion; PD&Z to revisit item July 14

The Manville City Council opened a public hearing on July 1 to receive comments on a proposed amendment to the Del Bello Lakes planned unit development that would add roughly 106.8 acres for new single‑family lots and associated infrastructure.
Joes, director of development services, told council the applicant proposes approximately 315 lots that would include both 60‑ft and 50‑ft widths; the proposed change would raise the PUD cap on 50‑ft lots to 32% to accommodate the combined plan. Staff said Planning, Development and Zoning (PD&Z) did not make a recommendation at its meeting because additional details — particularly on traffic, drainage, access points and phasing — were incomplete.
Several written comments were added to the record during the hearing: Alexis Del Bello (opposed), Joanne Del Bello Kennedy (in favor) and Leanne Del Bello Hooks (in favor). The public hearing record remained open at the end of the July 1 session, but staff said the item will return to PD&Z on July 14 and come to council for first reading on July 21.
Ending: No action was taken at the July 1 hearing. Staff and the applicant will continue to work on outstanding technical questions; council will have another public meeting on the ordinance when PD&Z makes a recommendation.
