The Lakeway Zoning and Planning Commission on Nov. 5 approved a variance for an additional building sign at 101 Medical Parkway to serve the Texas Children's Pavilion for Women but denied a separate request for oversized rooftop-mounted signs for a High 5 tenant and postponed a special-use permit request for a proposed Crunch Fitness.

Minutes: The commission approved the consent agenda (October minutes) by voice vote; the chair announced the result as 6-0.

101 Medical Parkway: Staff said the medical center sits in a major medical zoning context where an additional building sign can be considered by ZAPCO. After questions from commissioners and no public opposition, the commission voted to approve the variance. The chair announced the motion carried “6 to 0.”

1502 Round Rock/620 South (High 5): The commission heard extended discussion and public comment about a request from Mellow Signs to install two rooftop signs, each listed as 283.33 square feet. The applicant said the nearby Frost Bank building and landscape screening made visibility from the road difficult and that the tenant is rolling out a new logo. A resident who spoke during public participation called the proposal “starting to look like a billboard” and urged redesign.

Commissioners cited multiple concerns during deliberations, including size, rooftop placement and lighting. Commissioner Brown summarized the view of several members, saying that the rooftop mounting “alone would have had my vote to deny the application.” The commission later voted to deny the variance, 5-1.

Crunch Fitness (2300 Lohmanspur Suite 140): The applicant for a special-use permit was not present. Pamela Short, who identified herself as president of the Landing at Lakeway condominium association, spoke in support of a fitness center but requested clear mitigation measures for construction and operations, citing construction parking, hours of work, noise, light and a deteriorating fence between the business park and residential units. The commission voted unanimously to postpone the SUP to the Dec. 3 meeting and specified that the application may be denied if the applicant does not appear at that hearing.
