Planner Jason Gillis presented Zoning Case 2024‑439ZC, requesting rezoning of a 0.53‑acre site at 1120 Singleton Boulevard from Commercial Warehouse to COU‑2 (Commercial Outdoor 2).
Gillis said the change would broaden potential future uses for a buyer, including auto repair, car sales or a gasoline service station, and that the applicant had no concept plan yet. Staff recommended approval and reported no letters of support or opposition. Traffic noted any future development would need to meet full access standards and the fire department said future projects must comply with fire codes.
Staff noted the site is surrounded by a mix of commercial uses, a single‑family home to the south (currently zoned commercial warehouse and therefore redevelopable), an auto sales business to the north and multifamily to the east. The zoning change aligns with a regional commercial future land‑use designation, staff said.
