The Riley County Commission voted to approve amendments to the final development plan for Heritage Estates, a five‑lot planned unit development, and to acknowledge the final plat replatting Lots 1 and 2.
County planning staff told commissioners the change was requested by the owners of all five lots and would relocate a common property line and an accompanying utility easement to follow site topography. Staff said Lot 1 remains the only undeveloped lot; the amended plan updates minimum lot sizes, use limitations and clarifies the rules for secondary dwellings and permitted stock animals.
"Each lot can have one single‑family custom site‑built residence," planning staff said while walking the commission through updated use limitations. The amendments include provision for a single secondary dwelling per lot under use‑specific standards and continue to cap stock animals to a small number per lot, with roosters prohibited and setbacks for pens and manure piles increased in some locations.
Commissioners passed a resolution approving the PUD amendment and a separate resolution acknowledging the final plat for Heritage Estates Unit 2, which reestablishes the lots and dedicates easements shown on the plat. The votes were taken by voice and recorded as affirmative.
