Case held to Dec. 2 as staff verifies square footage after family requests additional vehicles and residents

Summary
An applicant asked for permission to exceed residential occupancy and vehicle limits; commissioners directed staff to verify whether recent renovations increased square footage (which would affect allowable vehicles) and held the case to December for county inspection.
The Planning Commission on Nov. 4 held a request from a Pear Road household seeking permission for additional residents and vehicles after staff said allowable vehicle counts are tied to square footage rather than bedroom count.
Nada Escobar, who identified herself as the daughter of property owner Modellia Alvarez, said the household includes multiple adults and children and that five vehicles (plus a trailer and occasionally a dump truck used for work) are associated with the home. "We have 5 vehicles in the house... we also have a trailer," Escobar said.
Commissioners asked for detail on household composition, parking and whether recent renovations had added livable square footage. Planning staff noted tax records list 1,408 square feet but that recent building permits and basement conversions may not yet be reflected; staff told the commission allowable parking is based on square footage, not number of bedrooms.
Given the unclear square‑footage record and the absence of opposition, the commission voted to hold the case to the Dec. 2 meeting so county staff can verify the actual living area and advise whether additional vehicles or residents are permitted under code or whether an LEP is warranted.
