Commission postpones rezoning and R4K townhome proposal after public objections

County staff presented a proposed zoning change for roughly 19.22 acres near Mid Valley Road that would create areas zoned R4K (4,000-square-foot lots and townhouse clusters) and R1-1/2 (half-acre) to accommodate a developerproposal. Planning staff noted the R4K ordinance includes a 5-acre minimum and a 1,000-foot separation requirement designed to limit clustering of townhome developments. The applicant asked to continue action so staff could consider modest ordinance adjustments intended to allow higher density nearer the highway and to rework cluster layouts.
Multiple residents spoke in opposition during the public hearing, citing concerns over increased traffic on Mid Valley Road, light and noise impacts, transient tenancy and strains on water and other infrastructure. Rachel Hunt, a long-time Cedar Valley resident, told commissioners she favored preserving more rural character in unincorporated Iron County and asked the commission to "stop changing ordinances at a whim to please developers." Staff answered that central sewer would be required for any small-lot development and that the planning commission had suspended action to allow for ordinance changes and further review.
The commission voted to table the item and return it to the planning commission on Feb. 6 and to the county commission on Feb. 10. Staff said the developer will provide redesigns and that the county will coordinate notice to adjacent property owners.
