Nicole Russell, senior planner, said the subdivision would include 67 lots (minimum lot size 6,600 sq ft) and described the approved open‑space and landscape plans and a final plat that has not yet been recorded. The applicant proposes four architectural types (Spanish Modern, Farmhouse, Craftsman, Contemporary) with several color palettes and enhanced rear elevations for lots facing the entry streets.
Commissioners commented they appreciated improved rear elevations and discussed whether side elevations or window trim would be necessary on narrow lot spacing. Staff said driveways are required to be at least 20 feet long to fit two vehicles and that on‑street parking is dispersed through the neighborhood as required in the pre‑plat. Commissioner Gage asked that staff confirm when elevations on specific lots will be reviewed during permits; staff said standard plans can be administratively approved after the final plat is recorded and that residential design guidelines limit identical house types and colors adjacent to each other at permit stage.
No action was required at the study session; staff requested input and will proceed with administrative approval of standard plans when the final plat is recorded.
