The Zionsville Board of Zoning Appeals on Nov. 6 approved a development-standards variance to allow a 25-square-foot freestanding subdivision sign at the Union Woodland entrance. The request exceeded the R3 district maximum of 12 square feet for freestanding signs.
Planning staff recommended approval, saying the proposed sign will not be internally lit, will be sited outside the public right of way, and will aid wayfinding to the new subdivision without harming adjacent uses. "The sign will assist with wayfinding, clearly marking the entry to the subdivision," Jonathan said in the staff presentation.
Tim Walter, representing the subdivision’s managing member, said the sign is set back from the curb and located on a curve; he told the board a 12-square-foot sign would appear undersized given the long sight lines and that homeowners are constructing high-value homes in the development. Walter asked the board to allow the modest increase and noted the petitioner may return later for external downlighting if needed.
Following brief discussion, the board approved the sign variance on a 3–1 vote; one board member voted against the request. The approval included the usual conditions limiting size, lighting (none requested tonight), and location outside the right of way. Any future request to install lighting would require further review to ensure compliance with the sign code and to allow public notice.
