The City Council voted on Nov. 9 to amend the future land use map for 401 West Edgewood Drive and to reclassify the same property on the city’s zoning map to Community Shopping Center.
Planning staff said the property sits at the edge of existing retail and residential uses and has been the subject of multiple prior applications. The Planning and Zoning Commission held a public hearing and forwarded a positive recommendation on the future land use amendment and the zone change by vote of 5–0.
Under the zoning classification, future development will be subject to Community Overlay District requirements and standard commercial-to-residential buffering: staff described a typical mitigation package that includes an eight‑foot opaque fence and a 10–15 foot landscape buffer with trees spaced roughly every 25 feet. Height limits for the community shopping zone are similar to single-family zoning (generally about 40 feet), with exceptions allowed subject to separation distances from residential property.
No members of the public spoke during the council’s hearings on either item. The council moved, seconded and approved both the future land use map amendment and the zoning map amendment; the transcript records the motions as passed without roll‑call tallies.
