Commission rezones 2.13-acre Mount House parcel to allow Clayton Homes sales office

The Lyon County Board of County Commissioners on Nov. 6 approved a zoning map amendment to reclassify a 2.13-acre parcel at 10020 East U.S. Highway 50 in Mound House from M-1 General Industrial to LIS Light Industrial Suburban, enabling a Clayton Homes manufactured-home sales/display office to operate with staff-level review for a new building permit.
Senior planner Louis Cariola told the board the site now houses a Clayton Homes sales office and display site. Under existing zoning the use had been legally established but would require a conditional use permit for a replacement structure; the proposed LIS designation permits manufactured-home and RV sales and service. Cariola said the requested zoning change is consistent with the master plan designation of employment and is compatible with the highway corridor where lighter industrial and commercial uses are generally located.
The planning commission reviewed the item at its Oct. 14 meeting and unanimously recommended approval. The board voted 5-0 to adopt the zone change.
The county27s staff report included a comparison of uses allowed in M-1 and LIS districts and recommended approval to avoid a conditional-use process for a normal replacement of an existing sales office.
