The Taunton Planning Board continued a first public hearing Nov. 6 on a site plan for a proposed gas station, 5,800‑square‑foot convenience store and 22‑seat restaurant with drive‑through on Parcel 138‑67 (Myrick Street).
Applicant representative Brianna Carrera of 123 Broadway and civil engineer Phil Henry of Civil Design Group presented the layout and said they are not seeking a decision tonight; they requested feedback because the plan must be revised to show a cross‑access connection to an adjacent self‑storage site and to address technical comments from planning staff and the technical review committee.
The applicants summarized conditions already placed on the project by the Zoning Board of Appeals, including daytime‑only gasoline deliveries, a six‑foot fence and vegetation on the easterly property line, four employee parking spaces adjacent to the neighborhood, a required noise limit at the property line, a restriction that the drive‑through close at 9 p.m., and flashing stop signs at both exits. Henry said the plan shows a full access on Myrick Street and a shared cross‑access drive to the adjacent storage site; he told the board the city engineer prefers keeping access contained between the two sites rather than adding a new entrance closer to Route 140.
Board members asked for clarification about the ZBA member who opposed the prior application (the opponent had objected to the drive‑through and felt a hardship had not been demonstrated), about the status of water and sewer service, and about whether the 2.75 acres shown as open space on the plan are protected. The applicant said the open‑space area is a condition of the ZBA approval and any change would require another public hearing before that board. The applicant also told the board the technical review committee requested final septic design details, minor drainage plan updates and a refined tree‑calculation/landscaping plan that shows trees on each lot line; those refinements will be part of the December resubmittal.
On a motion from the board, members voted to continue the public hearing to Dec. 4 so the applicant can revise plans per departmental comments and submit updated plans.
