The City of Cody Planning and Zoning Adjustment Board on Nov. 6 approved a commercial site plan and architectural review for Advanced Heating & Air at 302 16th Street.

Staff described proposed work that includes remodeling the front vestibule, extending a canopy for improved access and aesthetics, and an addition that will allow materials currently stored outside to be kept indoors. Planning staff recommended conditional approval with two main conditions: if future building use changes beyond storage or requires additional electrical service, the applicant must submit electrical equipment and permanent service evaluation forms to determine whether the existing electrical infrastructure is sufficient; and a building permit must be obtained within three years or the authorization will expire.

Board members moved and seconded approval with the conditions recommended by staff. The board also approved the related architectural review, noting the addition's colors will match the existing structure and that storing materials indoors will improve outdoor aesthetics.

Staff said any future change in building usage that increases electrical demand would trigger a separate evaluation and permitting process.
