Planning commission signs off on zoning‑map corrections across Delaware

The City of Delaware Planning Commission on Nov. 5 approved PC25‑16, a zoning map amendment to correct a set of mis‑zoned parcels created when the city’s updated zoning code and map took effect in September.

Staff described the package as housekeeping to align parcel zoning with existing uses and development patterns. Examples cited during the presentation included a parcel used as a day care that was left zoned single‑family and should be commercial‑mix, Fire Station 303 which should be civic/institutional zoning, portions of the Dempsey Wetlands that were inconsistently zoned, and an area along Route 23 where parcels that previously permitted general commercial uses were inadvertently assigned neighborhood commercial zoning.

A staff member described the corrections as aimed at preventing unnecessary nonconformities that would complicate insurance, sales and redevelopment for property owners. “In all cases, the proposed changes that we’re gonna discuss tonight are to align with existing uses and development patterns,” the presenter said.

There were no public speakers on the matter. Commissioner Nana moved to approve PC25‑16 and Commissioner Prowl seconded; the motion passed on a roll‑call vote with all members voting yes.

Staff said the map corrections are intended to reduce nonconformities created during the comprehensive code and map update (Ordinance 25‑38 earlier this year) and that the city will continue to refine the map as necessary.

What happens next: Approved zoning‑map corrections will be forwarded to City Council per the city’s legislative schedule.
