The Planning & Zoning Commission on Nov. 6 approved the preliminary plat S25‑009, called Dunton Estates, to subdivide a 15‑acre parcel at 135 Landon Drive into seven single‑family lots under R1L D35 standards.
Johnny (staff) described the site as a 15‑acre parcel north of the Desert Canyon at Sunridge subdivision and said the smallest proposed lot would be about one acre with others up to five acres. He said streets inside the development are public, and utilities are in the street.
Don Anderson, the applicant’s engineer, described the parcel as ‘‘rough’’ with a wash on the back side and said the proposed pattern of mostly leaving topography in place and grading building pads matched the nearby Desert Canyon development. Mark Cassidy, representing the Desert Canyon Homeowners Association, asked whether lots would be sold or developed as spec homes and whether utilities would support further development. Don Anderson said lots would likely be sold and that city utility staff had reviewed the project and did not identify utility limitations for seven homes. "I believe what there'll be a just like Desert Canyon that they'll sell, you know, they'll sell lots," Anderson said.
A commissioner noted approval was welcome because of the larger lot sizes compared with recent smaller‑lot projects. The commission voted 5‑0 to approve the preliminary plat. If approved by city council at the final stage, the applicant will return for a final (bridal/final) plat and required engineering approvals.
The staff report and engineering review list standard required studies (drainage, compaction, pad certification) and conditions that must be met before final platting and building permits.
