Plan commission backs rezoning of 9001 S. County Road 700 W to variety-business zone

The Muncie Metropolitan Plan Commission on the record issued a favorable recommendation, 8-0, to rezone the property at 9001 South County Road 700 West from a split farming and BV (variety business) designation to a uniform BV designation. The recommendation will be forwarded to the Delaware County Commissioners for final consideration at their Nov. 17 meeting at 9 a.m. in the same room.
Kathy Van Nuysen of Ashton Land Surveyors, who presented the application, said the parcel has been used for business activities since the 1970s, including a car auction, gravel sales and sales of implements and tractor parts. She told the commission the existing buildings were designed and used for business operations and the rezoning is intended to make the zoning consistent with historic and current uses.
Staff confirmed that 17 adjacent-property notification letters were mailed under the normal public-notice procedure and that the office received no written responses from neighbors. Van Nuysen said the property is on the market but that no contract with a prospective buyer had been executed.
The commission's favorable recommendation was made and seconded and passed on roll call, 8 yes, 0 no. The record indicates the action was a recommendation only; the county commissioners will hold the final hearing and decision.
A staff representative advised applicants or their representatives to appear at the county commissioners' meeting on Nov. 17 to represent the case.
