The Nogales City Council on Nov. 5 approved the final plat for North 32, a proposed 32‑lot residential subdivision on a 4.9766‑acre parcel at 1795 North Loma Mariposa Road.
City staff presented the plat and said it lies within the city—s growth area and the site—s zoning supports residential development. The proposal shows access from Loma Mariposa with an internal private street and a cul‑de‑sac. Council members asked about emergency access, the cul‑de‑sac length and fire department requirements including hydrant spacing.
To address those concerns, the council approved the plat subject to an added condition requiring a secondary access using an existing water easement in the site—s northeast portion to provide a second point of egress. Staff noted the fire department reviewed the plan and required a cul‑de‑sac radius and hydrant spacing (typical hydrant spacing requirement cited as approximately one every 400 feet).
Hector Tapia, representing city development staff, told council the improvement plans (water, sewer, streets) must be submitted and approved before the plat can be recorded.
The council recorded its approval with the condition that all exhibit B items (the standard recording conditions) be satisfied before recordation.
