Plan commission asks for more façade articulation on Pizza Ranch design, sets conditions to return

The City Plan Commission took initial action Nov. 6 on a proposed Pizza Ranch restaurant at 4955 Green Bay Road (District 10) and established design conditions requiring greater façade articulation. Staff reported that most site and code comments had been addressed in the applicant’s revised packet, including moving the building closer to Green Bay Road, adjustments to driveways and meeting window/awning standards. The outstanding issue identified by staff was façade articulation — staff asked for projections, bump‑outs or a covered porch to make the primary entrance more prominent and to meet ordinance articulation standards.

The applicant (Rebecca and Associates, on behalf of Pizza Ranch) said the corporate standard for many Pizza Ranch buildings lacks the bump‑outs staff requested but agreed to review options such as bumping out the entrance to make it clearer. Commissioners and staff reviewed façade examples from other Wisconsin Pizza Ranch locations and discussed options to draw the customer’s attention to the entrance. Staff noted the ordinance requires recesses and projections to comprise at least 20% of each façade length and that no single uninterrupted façade should extend more than 100 feet.

The commission established conditions of approval requiring additional articulation on the north, south and west elevations and directed the applicant to return with final elevations; the motion carried on a voice vote.
