The New Rochelle Zoning Board of Appeals agreed to adjourn an application for a one‑story rear addition at 44 Country Ridge Road until December after board members questioned the size of the requested variance and asked the applicant to revisit the design.
Architect Jahaira Volquez Colombo said the owners, Judy and Alan Halpern, sought approximately a 304‑square‑foot four‑season room at the rear of their home to replace an existing patio and allow year‑round outdoor access. The applicant said the structure would largely sit on the existing patio footprint, be only one story and be screened by a dense line of 12–15‑foot evergreens.
At least one member told the board the request represented a roughly 31%–33% rear‑yard variance and called that “substantial.” The board asked whether the same 300‑square‑foot program could be achieved with a different configuration; the applicant said reducing the depth to 8 feet would not meet the owners’ intended use and that she would discuss alternative dimensions with the owners.
The applicant asked to adjourn to the December meeting to revise the design; the board agreed to continue the matter.
