BZA approves 14 parking spaces in Long Lane frontage to bring 4400 Franklin South Court into compliance

The Franklin Board of Zoning Appeals approved a variance Nov. 6 permitting 14 parking spaces within the Long Lane frontage area at 4400 Franklin South Court to bring an existing 10,000‑square‑foot building into compliance with current parking requirements.
Planning staff said the corner lot's shape, the location of the existing building farther from Long Lane, sanitary sewer easements and planned bioretention/detention areas limit where additional parking can be placed. Without the requested spaces in the frontage, staff said the site could not accommodate the minimum number of parking spaces required by the zoning ordinance, which has forced on‑street parking in the past.
Pablo Dibura of Crunk Engineering spoke for the applicant and deferred to staff's technical analysis. The applicant's plan includes landscaping to partially screen parking visible from Long Lane.
Board member Smith moved to approve the variance, seconded by Board member Scales. The roll call vote was unanimous in favor. Staff noted the requested frontage parking is the minimal addition needed to meet parking minimums and that allowing those spaces reduces disturbance to adjacent properties by providing more off‑street parking.
The approval allows the applicant to move forward with the parking expansion, subject to engineering and permitting review and the proposed landscaping requirements in the staff report.
