The Historic Preservation Board provided preliminary design comments Nov. 6 on a proposed new elevated single‑family home at 2808 Passagrille Way (case 25132).
Planning manager Kristen Comer said the site is a through lot (fronting both Passagrille and Sunset ways) and staff wants the applicant to demonstrate how the design meets the Land Development Code’s visual continuity standard and to confirm which element is the private frontage (porch or stoop). Staff also requested a clearer landscaping plan to ensure minimum frontage landscaping standards are met and asked whether any palms in the right of way would be removed to accommodate a new curb cut.
Designer Sean Rooney told the board the project employs a projecting ground‑level entry and recessed garage/carport to avoid large exterior staircases and to preserve the appearance of a natural‑grade front. Rooney explained material decisions (horizontal lap on sides, shake on front projection) and said the design team will provide revisions to address staff comments. Board members questioned whether the side elevations need to carry the same shake material as the front and flagged limited green space in the front yard and privacy limitations for a rear pool because the lot is a through lot. Members also discussed how a new curb cut might affect heritage palms on Passagrille.
No action was taken; staff and the applicant will refine plans and return with updated elevations and a landscape plan.
