The Planning Commission on May 25 approved a rezoning request to change roughly 9.6 acres north of Asher's Fork Drive from RS-6 to RSA-2, a residential district that permits single-family attached townhomes and detached homes.
Staff said the area is designated Auto-Urban Residential in the city's future land use map, which suggests a density range of four to 12 dwelling units per acre and allows a mix of attached and detached housing on parcels greater than 4.1 acres when certain criteria are met. Planning staff concluded the proposed rezoning aligns with the AUR designation and recommended approval.
A neighbor, Alan Nowasek, urged commissioners to preserve the neighborhood character and asked that the commission consider scaling back density. Applicant representatives said the project aims to provide smaller homes with price points in the upper $300,000s to around $400,000 and that buffers and retention areas will separate the new units from adjacent single-family homes.
After discussion, the commission voted to approve the rezoning subject to staff comments; the motion carried with a recorded unanimous vote.
If the rezoning is adopted by City Council, the developer will submit site plans and engineering documentation for review and must comply with buffering, access and infrastructure requirements set by staff.
