The South Salt Lake City Planning Commission on Nov. 6 voted unanimously to approve a preliminary subdivision plat amendment that consolidates four parcels into a single 1.844-acre lot at 185 West 3300 South for Standard Plumbing.
Planning staff presented the proposal as a plat amendment to combine four metes-and-bounds parcels. Staff explained the current zoning (Core) allows retail uses and described the site plan showing an expanded paved area for parking and internal circulation, a new sidewalk along the property's Silver Avenue frontage, a widened cul-de-sac, and additional landscaping to improve the streetscape and pedestrian safety.
Staff said the sidewalk will be installed only along the applicant’s property frontage and will not extend the full width of Silver Avenue. The site plan also showed a fenced area to organize circulation and space sized to accommodate both passenger vehicles and larger trucks.
A commissioner asked about two houses on Silver Avenue that the project footprint appeared to affect; staff said those homes were owned by the same parcel owner and had already been demolished as part of the expansion. A commissioner asked whether the proposal aligns with the recently adopted station area plan; staff said the amendment supports economic stability and code compliance and noted the site could be redeveloped for housing in the future if opportunities arise.
No members of the public spoke during the public-comment period. Commissioner Peschmann moved to approve the application by Richard Reese as presented in the staff report, with the findings, conclusions of law and the conditions of approval included in the record; the motion was seconded and passed by roll call vote.
The approval authorizes the preliminary subdivision plat amendment to consolidate four parcels at 185 West 3300 South into one lot; staff will implement the listed conditions and coordinate required public-right-of-way improvements along the applicant’s frontage.
