The Metro Nashville Board of Zoning Appeals approved a consent agenda on Nov. 6 that included 13 items ranging from sign and fence variances to setback and nonconforming‑use appeals.
Board chair called the consent list after staff said the chair had reviewed those files and recommended them for consent because material testimony would not change the facts of the cases. Members were asked to raise hands only if they opposed any item; none did. A motion to approve the consent agenda was made, seconded and passed with no recorded opposition.
Cases approved on consent were: 2025‑104 (Jamie Baker, 1501 Robinson Road — special exception), 2025‑105 (Wojciech Krupka/Meadowbrook LLC, 1021 Meadowbrook Lane / 605 Shady Lane — parking variance), 2025‑107 (Alexandria Crawford/Josephine Phelps, 1807 Shelby Avenue — special exception for child daycare), 2025‑108 (Joseph Watson, 5105 Idaho Avenue), 2025‑110 (Trey Seltz/David Smith, 400 West Trendy Lane — change to illegally nonconforming use in CL district), 2025‑113 (Nicholas Buchanan, 4211 Nevada Avenue — side setback variance in RS‑5), 2025‑115 (Philip Marvoceta/Segal Properties, 1198 Montgomery Avenue — side setback variance in SP district), 2025‑116 (Frothy Monkey/Kimberly Fennell & Tregg Warner, 2509 12th Avenue South — variance for existing sign street setback), 2025‑117 (Heather Ross/Duisher, 2201 Belmont Boulevard — fence height and setback variance), 2025‑118 (Ryan Galmont, 1204 Kenmore Place — interior setback variance in RS‑7.5), 2025‑120 (Josh Boyd, 1829 Joe Johnston Avenue — allowable floor area for medical office), 2025‑121 (Jody Gables/Cheyenne MHC LP, 500 Cheyenne Boulevard — street setback for ground sign) and 2025‑124 (Word Car Design Group/Twentieth Century Real Estate Corp, 1119 Halcyon Avenue — fence height variance in CSM).
Staff told applicants whose cases were approved that they could leave and were free to begin permit processing on Monday, and that they should follow up with the codes department to complete any required sign‑offs before permits are issued. The board recessed briefly after the action to clear the room and proceed to the contested hearings.
