The project alters a 1920s cottage, includes modest grading and site work, and adds a small studio/ADU/workshop conversion.
Neighbors spoke at length about view impacts and vegetation. The applicant and landscape architect proposed using natural stone cobble, preserving historic-looking materials, and removing several plantings in the front entry area. Neighbors requested limits on new and replacement plant heights to protect views. The board approved the project but added one explicit condition: all existing and new landscaping on the property be limited to the lesser of ridge height or 12 feet, with three existing palm trees exempted from that height restriction.
The board recorded a roll-call vote in favor of the project and directed staff to verify landscaping and plan details in plan check prior to permit issuance.
