The Design Review Board continued consideration of the application for 2647 Glen Eyrie Street to a date uncertain following extensive public comment and board discussion. Neighbors and board members identified multiple unresolved issues — massing and the large covered deck with an expansive roof, privacy impacts, parking reduction associated with the ADU, whether earlier clearances for an ADU or garage had expired, and incompleteness of the plan set (garage depiction, landscape plan and staking).
Neighbors asked that the project be reviewed under the current ADU ordinance; staff told the board the ADU has been reviewed under current ADU regulations but that additional detail and clarity were needed. Board members asked the applicant to return with complete, current plans showing the garage, a landscape plan addressing privacy and fire-safety concerns (removal/trimming of hazardous trees and defensible-space measures), a parking solution or explanation tied to the coastal development findings, and story-pole staking to allow the board to assess view impacts with the neighbors. The board continued the item to a date uncertain and directed staff and applicant to meet with neighbors and return with the additional materials.
