Commission Continues 123 East Baseline Application to Nov. 13; Staff Noted Inconsistency with ALUCP
Summary
The commission granted an applicant—s request to continue the 123 East Baseline application to Nov. 13, 2025, after staff said the current proposal would be inconsistent with the March Air Reserve Base compatibility plan in areas where certain elements are prohibited; a nearby resident spoke in favor of interim uses.
At the Oct. 9 meeting the Riverside County Airport Land Use Commission continued agenda item 3.4 (123 East Baseline LLC) to the Nov. 13, 2025 meeting at the applicant—s request so the project engineer can attend.
Paul Ruehl told the commission the applicant requested the continuance and staff adjusted its recommendation accordingly. Ruehl also advised the commission that staff—s preliminary assessment was that the current project would be inconsistent with the compatibility plan because it proposes certain elements that would be prohibited in Zone A; staff nevertheless accepted the applicant—s request to continue and took public comment.
Don Robinson, a nearby property owner, testified in support of the project, describing prior uses on his adjacent property (storage, truck/trailer activity, short-term Amazon storage) and arguing for interim rental uses until longer-term development occurs.
The commission voted unanimously to continue the public hearing to the Nov. 13, 2025 meeting; the public hearing remains open and will reconvene on that date. Staff will present a full report with the applicant—s engineer in attendance.
