Commission Clears 829,755-Square-Foot Warehouse Near Menifee; Project in March ARB Zones D and E

Staff planner Jackie Vega told commissioners the project (ZAP1661MA25) proposes amendments to the Menifee North specific plan, the general plan land-use designation, and the site zoning to designate the parcel as industrial. The site is split between March Air Reserve Base Airport Influence Area zones D and E, which do not impose limits on nonresidential intensity, Vega said.
Vega said the project does not exceed FAA thresholds for height/obstruction review and is about 49,014 feet from the March runway, so FAA review was not required. She also corrected an earlier agenda typo that incorrectly listed the building as roughly 1,000,000 square feet and confirmed the applicant had supplied an updated site plan showing 829,755 square feet.
Following the staff presentation, the commission took no substantive public testimony and voted unanimously to find the specific plan amendment, general plan amendment, change of zone, plot plan, and tentative parcel map consistent with the 2014 March Air Reserve Base Inland Port Airport Land Use Compatibility Plan, subject to standard conditions listed in staff—s report.
The staff presentation noted the FAA—s general recommendation that basins within 10,000 feet of a runway be designed to avoid above-ground standing water that could attract hazardous wildlife; the project is 49,014 feet from the runway and not subject to that recommendation.
Commissioners approved the motion with all present members voting in the affirmative. No further conditions or dissent were recorded in the transcript.
