The San Antonio Zoning Commission voted Nov. 6 to recommend approval of an amended rezoning application at 4016 Culebra Road that would convert a previously requested multifamily designation to allow professional-office and mixed uses.

Planner Samantha Benavides told commissioners 34 notices were sent for the request; the Culebra Park neighborhood association signaled support. Applicant Joaquín Romo amended his application from MF33 to a mixed-use professional-office proposal and provided a site plan during the hearing. Romo and staff said the amendment better fits the surrounding mix of multifamily and single-family uses and would not enable retail uses such as alcohol sales.

Commissioners asked background questions about the application process and the applicant’s choice to amend the request. After discussion a motion to approve the item as amended passed on roll call; the recommendation will go to City Council as an advisory approval. The commission noted the final site and architectural approvals remain part of subsequent review steps.
