Planning staff recommended denial of Planned Plat PPL 18-55-2025 (Royalton Woods Sections 3 and 4), saying the applicant did not adhere to the previously approved neighborhood concept plan and the major thoroughfare plan, eliminated a required connection to Brandon Woods, and failed to provide a construction route plan the commission required at a prior work session. Staff told commissioners it had scheduled a meeting with the applicant for Oct. 22 to discuss those items; the applicant canceled that meeting and presented to the commission instead.
Todd Panther of Land Solutions asked the commission to defer the item so the applicant could address staff’s comments and concerns. A commissioner moved to defer PPL 18-55-2025; the motion was seconded and the commission voted to defer the application by unanimous voice vote.
Staff recommended denial if the commission chose to act immediately; because the applicant requested a deferral, commissioners agreed to give the applicant additional time to resolve the identified plan inconsistencies and supply the construction route plan. The staff report lists 27 standard and one site-specific condition that would apply if the commission approved the plat.
