Planning Commission approves Shadow Ridge site plan modification after water-service coordination

The Planning Commission unanimously approved site plan modification SPM 19-17-2025 for Shadow Ridge phases 3, 4, 5 and 7, and Ridge phases 3, 4, 5, 7 and 8 after staff confirmed coordination with Spring Hill Water on sewer connections.
Planning staff reported that a Sept. 26 meeting between the applicant and Spring Hill Water produced an agreement to place the secondary sewer connection at a new location and remove the old connection; the applicant’s updated plans reflect that recommendation. Senior staff recommended approval of the site plan modification with seven standard and two site-specific conditions, and the commission followed that recommendation.
Adam Kronk of Kronk Engineering represented the applicant and answered technical questions from the commission. Commissioner comments acknowledged the extra coordination between the applicant and Spring Hill Water; one commissioner specifically thanked the applicant for working with staff.
The approval recorded in the transcript was moved and seconded and the item was approved 7–0. Conditions attached to the approval are included in the staff report in the meeting packet.
