Corinth council approves CoServ fueling station, Carpenter Lane realignment and Lake Dallas ISD sign variance

Corinth — In the same Sept. 18 meeting where the council adopted the FY2026 budget, Corinth’s City Council unanimously approved a package of land-use items including a private fueling station for CoServ, a comprehensive-plan amendment to realign Carpenter Lane, and a sign variance for Lake Dallas ISD.

CoServ fueling station SUP (Item 6)

Planning Director Melissa Daley said the site is currently zoned industrial and is the location of the CoServ training yard; the applicant requested a specific-use permit to allow a private car wash and fueling station on about 16.3 acres at 7701 South Stemmons Freeway. Daley stated the facility is intended for CoServ fleet use only and not open to the public. The Planning & Zoning Commission recommended approval and staff recommended approval. Council moved, seconded and approved ordinance 25-09-18-41 unanimously.

Carpenter Lane realignment (Item 7)

Daley presented a city-initiated amendment to the Envision Corinth 2040 Master Thoroughfare Plan to realign Carpenter Lane to provide a future collector connection from Lake Sharon Drive to Corinth Parkway. Daley said the realignment aims to provide both vehicular and pedestrian connectivity for future development; she noted it is unlikely a vehicular bridge across the creek will be built immediately and staff expects at least a pedestrian connection and vehicular connections south of the creek as development occurs. The plan amendment passed on a unanimous vote (ordinance 25-09-18-42).

Lake Dallas ISD sign variance (Item 15)

Planning staff said Lake Dallas High School’s 53-acre campus needs expanded wayfinding; the school asked to increase directional signs from 2 to 8 and sign face area from 4 sq ft to 14 sq ft (3-foot height max). Staff found a hardship given campus size and recommended approval. Council approved the sign variance (case ZVR25-0001) unanimously.

Staff and public input

Daley said the Planning & Zoning Commission had approved the CoServ SUP and the Carpenter Lane amendment at prior meetings and that staff received no letters of opposition for the items presented. No public speakers appeared during the hearings for these items during the meeting. Council asked clarifying questions about bridge feasibility, driveway spacing and emergency access; staff said future traffic analyses and TxDOT spacing requirements would be part of project review during development.

Next steps

Approvals place the changes on the record and will enable development review, permitting and future traffic analyses as parcels move forward. The CoServ facility will require building permits and inspections; Carpenter Lane will remain on the thoroughfare plan and be required as properties develop.
