The City of Kankakee Planning Board on Sept. 16 approved two variances requested for 1147 South Poplar Avenue.
Applicant Nick Goodman asked for a setback reduction to place a 12‑by‑18 foot shed 6 inches from the property line and for an increase in allowable shed area from 150 sq ft to 216 sq ft. Staff said the lot is a consolidated double lot and neighbors provided a letter of support; commissioners discussed permanence, tree roots and whether a nearby garage made the reduced setback acceptable.
A neighbor raised concerns about potential business vehicles continuing to park on the street; the applicant said some company trucks are parked occasionally because some employees live nearby but said he is working from a commercial property for truck storage too. Commissioners voted separately on each variance; each motion passed on roll call with one or more abstentions recorded in the roll call transcript. Both variances were granted subject to obtaining required permits and complying with the City of Kankakee building and zoning codes.
