The Town of Uxbridge Planning Board voted to approve a special permit allowing Cornerstone Engineering and Trusts LLC to occupy the former indoor sports facility at 374 West Street and use it for manufacturing trusses.
The applicant (presented in the meeting as Mr. Knappick) described the building and site: approximately 70,000 square feet in the Industrial B zoning district, interior renovations for manufacturing, minor pavement repairs and a new concrete pad. The presenter said the operation will bring raw lumber in, assemble trusses inside the building and load finished goods from the rear. He estimated about 20 employees and noted roughly 56 parking stalls available on site.
Board members questioned site details including exterior lighting (applicant said none proposed), fencing/gates and a requirement for a fire‑department knock box if a gate is later installed, and how dust collection and compressors would be handled (applicant said compressors are inside, dust collection motor outside with mitigation). The board discussed noise and confirmed that because the manufacturing activity is contained inside the building, the expected noise impact will be manageable; members reserved the right to revisit noise if complaints arise.
Conditions recorded at the meeting included: no truck parking on West Street; no left turns onto West Street for trucks; hours Monday–Friday 7 a.m.–4 p.m. and Saturdays 7 a.m.–12 p.m. (no Sundays); normal special‑permit conditions; a six‑month follow‑up if noise complaints warrant re‑inspection; and installing a knock box if a gate is added. The motion to approve passed by voice vote.
The board and applicant said they would complete necessary departmental reviews (building, fire, conservation if applicable) and record required permit documentation.
