The Perry City Planning Commission on Thursday voted to table consideration of a preliminary subdivision application for 75 East 800 South after the applicant asked for time to resolve outstanding engineering items.
City planner Bob (staff) told the commission the application is an administrative preliminary review: the commission checks compliance with zoning and subdivision rules but does not approve a project on merits. Bob said the property is zoned R‑1 and that the developer has laid out lots consistent with allowed density, but the applicant requested a short delay to resolve engineering matters including alignment of a local road (the commission should consider aligning it with Maple Hills Drive if neighboring property develops) and local water‑pressure issues north of the site. "For many years, we've been trying to get a water line through here because it will help with the pressure," Bob said (staff briefing).
Commissioners moved and seconded a motion to table the matter while staff and the applicant complete engineering reviews; the motion carried on a roll‑call vote with all present commissioners voting yes (Commissioner Broadhead, Commissioner Wager, Mr. Thompson, Commissioner White, Mr. Kerr, and Commissioner Vaughn recorded as 'yes' on the record). The commission did not set additional conditions on the tabling; staff said the item will likely return to the commission on the first Thursday next month for additional review.
The tabling preserves the applicant's ability to address the technical items and gives staff time to evaluate road alignment options and the scope of water‑system upgrades that would be necessary if development proceeds.
