The Lewisville City Council voted unanimously Nov. 1 to rezone property at Huffines Boulevard to a planned industrial district to allow two distribution warehouse buildings proposed by Prologis.
Mayor TJ Gilmore read the ordinance caption and said staff recommended approval following a unanimous 6–0 endorsement from the Planning and Zoning Commission. The council opened a public hearing and heard from Robert Gossett, a representative for the applicant, who said the development team has completed up-front floodplain modeling and will submit formal CLOMR/LOMR documentation to engineering if the council approves the rezoning. "We have done the upfront work to prove that everything works as is with no rise," Gossett said, adding that the plan meets city code and that a formal study will be submitted within two weeks.
Council members questioned whether one of the proposed buildings encroached on the floodplain. Gossett said the design and grading plan account for FEMA and city criteria, and that a post-construction LOMR is planned after construction is complete.
With no public comment in opposition, the council closed the hearing and approved the ordinances "set forth in the caption" by a unanimous vote.
What happens next: The approved rezoning adjusts the official zoning map and allows the applicant to proceed with required permits and final engineering submittals; staff will continue to process floodplain documentation and building permits as appropriate.
